The Process

We match our properties with our investors needs. When we have a property that fits out criteria, we will email or phone call our investors who we believe. would be a good fit.

​

If they want to proceed, terms and conditions are sent out, and the finders fee is paid.

​

Once these are received by our team, the full property details are sent out.

​

We forward the contract that we have agreed with the landlord/owner.

​

The investor signs the contract, and is introduced with the landlord/owner.

​

If the investor is using our full set service, we collect the keys and proceed with setting up the property and introduce the management company and arrange professional photography.

Ready to go! The property goes lives on the online platforms.

Our Criteria

We work to a strict criteria and sourcing deals for investors. This criteria includes:

​

Condition: The condition must be medium-high standard for us to consider. Properties that require paint and light maintenance prior to taking guest bookings may be accepted

​

Area: The area will have passed our due diligence research for a service apartment. We make sure the neighbourhood is suitable and allows for enough profitable margins, the street is taken care.

​

Landlord/Owner: We do checks to ensure the landlord/owner of the property agrees to the intended use of the property, has insurance in place, and any mortgage or leasehold allows for the intended use.

​

Management Team: There will be a management company ready in place, if the investor requires

​

Occupancy: We work on a monthly break-even point between 50-55%, and only consider properties that are anticipated to achieve this
